Two Collections in One Supertall
Delano Residences Miami is a 90-story tower on Biscayne Boulevard in Downtown Miami, developed by Property Markets Group under license from the Delano brand, with Ennismore and Accor on the project team. The developer calls it Miami's second supertall; PMG's Waldorf Astoria, the first, is rising next door.
Every one of the 421 residences is delivered fully finished, with interiors by Meyer Davis. The tower is split into two collections with their own floors and their own rules on renting, and select residences come with a deeded private office suite.
Where Each Collection Sits

The developer has published the level of the observation deck only; the restaurant and pool heights are the developer's figures in feet. How residents and hotel guests share entrances, elevators and amenities is set out in the condominium documents; read that section before you sign.
Suites to Three Bedrooms and Den
Areas are living area in square feet from the developer's plans, with balconies counted separately where the plan shows one. Prices are the ranges on the developer's price list received September 24, 2026.
Collection Suites
Lines 04 and 05 face south and lines 09 and 10 face north; line 07, the suite with a den and a Murphy bed, faces west. The three suites on the September list are on lines 04 and 05.
Collection One and Two Bedrooms
The two bedrooms and den sit on the bay corners: line 01 at the northeast and line 03 at the southeast. The list's two-bedrooms are 909 SF homes on line 04 between floors 36 and 47, a plan not in the set on this site.
Residences One and Two Bedrooms
Line 02, the two bedrooms and den with a dining room on Levels 54 to 75, holds the middle of the bay face. Lines 04 to 06 take the south and west sides and the northwest corner.
Residences Three Bedrooms
The three bedrooms and den on the list are on line 03, the southeast corner, on floors 68, 70 and 73. Their plan is not in the set on this site; request it with the pricing.
The line between the two collections is the rental rule, and the price list shows what it is worth. Residence 2203, a two bedrooms and den on line 03 in the Collection, is listed at $3,509,750. Residence 5703, the same corner thirty-five floors higher in the Residences, is $3,423,900. The lower home costs more, and what it has that the higher one does not is a furniture package and flexible rental terms; the higher one carries a six-month minimum. Decide whether you are buying to use or to rent before you look at floors.
An Office on Its Own Deed
Select residences come with a deeded office suite: glass-encased, with a lockable entry, Wi-Fi, a furniture package of a desk and chair, two guest chairs and a wallpapered accent wall, and wiring for a television.
The developer's summary puts every Delano Residences home with a deeded office, and the office on select homes in the Collection. The office carries its own HOA of about $132 a month and a six-month minimum rental term.

Who Designed and Builds It
Property Markets Group
The developer. Founded in 1991 by Kevin Maloney and led by managing partners Ryan Shear and Dan Kaplan, PMG lists more than 180 real estate transactions, including over 80 residential buildings in Manhattan, and built 111 West 57th Street.
Carlos Ott
The conceptual artist. The Uruguayan architect won the international competition for the Bastille Opera in Paris in 1983 and has designed opera houses, airports and hotels on four continents.
CUBE 3
The architect of record, founded in 2003. Its founding partner describes the tower as a pair of soft, continuous curves rising from the street, drawn from a flame in the wind.
Meyer Davis
Interior design and architecture. Will Meyer and Gray Davis founded the studio in 1999; its hotel work includes Four Seasons, Rosewood, Auberge, Mandarin Oriental, Ritz-Carlton and W Hotels.
Ennismore and Accor
The project team behind the Delano brand, which opened its first hotel in Miami Beach in 1947. Owners are eligible for Accor's ownership benefits program.
PMG Residential
Sales and marketing for the developer. WIRE Miami represents buyers, not the developer.
